What the modelo informativo was and where it stands
It was a yearly return to Spain's Property Registry. The owner of each home with an NRUA listed the previous year's short-term rentals. It was filed for the first time in February 2026.
In May 2026 the Supreme Court struck down article 10 of Royal Decree 1312/2024, the article that required it (judgment 620/2026, published in the BOE on 8 June). Since then, filing it is not required.
The legal position is not fully settled. The order that approved the form has not been repealed, and the government could pass a new rule. Before February 2027, check the BOE or ask an adviser.

Do I have to file the modelo informativo?▼
Not today. The rule that required it has been void since the BOE published the Supreme Court's judgment on 8 June 2026. The government could pass a new rule, so check the BOE before February 2027.
Will I get back what I paid to file it in 2026?▼
Most likely not. We spoke in person with staff at the Property Registry. Their view is that there will be no refund: the work was done while the rule was in force, legally and effectively, and the fee paid for work already done. This is the view of Registry staff, not an official ruling.
What happens if I don't file it?▼
With the rule struck down, nobody can withdraw your NRUA for not filing. Your regional tourist licence or registration and the guest report to SES.Hospedajes are still required.
What is the N2 program?▼
It is the Registrars' program for generating the modelo informativo file. This tool puts your bookings in that format, in case you want to file it or keep a summary of your activity.
What data did it include for each stay?▼
NRUA, purpose of the stay, number of guests, and check-in and check-out dates. It included no personal data about guests.
Is it the same as SES.Hospedajes?▼
No. The guest report to SES.Hospedajes is still required for every guest. The modelo informativo was a yearly summary of the home's activity.
