What is the Modelo Informativo and why does it matter?

If you rent your apartment or house by the day or week (on Airbnb, Booking, Vrbo...), Spanish law requires you to report annually to the Property Registry. It's like an annual tax return, but for your vacation rentals.

If you don't submit the Modelo Informativo, the Registry can cancel your NRUA. Without an NRUA, you cannot legally advertise on the platforms. This tool helps you generate the file you need in the exact format the Registry requires (N2 format).

Frequently asked questions

Who must submit the informative model?▼

All property owners with an active NRUA, regardless of the rental type (vacation, work, studies, medical or other). Each NRUA requires its own declaration. Even if you had no reservations, you must submit it marking 'no activity'.

What is the deadline to submit it?▼

From February 1 to March 2, 2026 for 2025 stays. There is no automatic extension, so it's important not to leave it until the last moment.

What happens if I don't submit the informative model?▼

The Registry can cancel your NRUA. Without an NRUA, you cannot legally advertise on Airbnb, Booking or any other vacation rental platform.

What is the N2 program?▼

It's the official software from the College of Registrars to generate the valid file. It generates a unique CIR code that validates your declaration. It only works on Windows. This tool helps you prepare your data in the format N2 needs.

What information must I declare for each stay?▼

For each reservation: your NRUA, the purpose of the stay (vacation, work, studies, medical or other), number of guests, and check-in and check-out dates. The data is anonymized and does not include personal information of guests.

Is it the same as the traveler report (SES.Hospedajes)?▼

No, they are completely different obligations. SES.Hospedajes is for citizen security and requires traveler data. The informative model is for the Property Registry and only declares the property's activity. You must comply with both.
