What we've confirmed about the short-term rental reporting model

We've been in direct contact with the property registry and they've confirmed crucial information about the reporting model:

The N2 program is mandatory for the reporting model

There's no alternative. The registry will not accept any short-term rental reporting model that hasn't been generated with the N2 program.

Why? Because N2 generates a unique code called CIR (Registry Identification Code) for each reporting model. This code:

  • Is automatically generated when you complete the form in N2
  • Cannot be replicated by any other program
  • Is what allows the registry to verify and process your short-term rental reporting model
  • Connects your document with the registry database

Without a CIR, there's no valid reporting model submission. It's that simple.

The Order VAU/1560/2025 annex doesn't work

Don't use the BOE model

The model that appears in the annex of Order VAU/1560/2025 (published in the BOE on December 31, 2025) is not valid for submitting the short-term rental reporting model. It only serves as a visual reference.

Even though it was published by the Ministry itself along with the regulation, the registry will not accept it. The only valid reporting model is the one generated by the N2 program with its corresponding CIR code.

You can import data for the reporting model

Here's the good news: N2 allows you to import "compatible files" so you don't have to enter the short-term rental reporting model data manually one by one.

This means if you have 50 bookings in your reporting model, you don't have to type them all manually. You can import them.

The problem is that each platform (Airbnb, Booking, etc.) exports data in its own format. N2 expects a specific format for the NRUA reporting model.

Step 3: Download and install N2

The N2 program is available on the Property Registrars' electronic office:

Windows only

The N2 program for the reporting model only works on Windows computers. If you have Mac or Linux, you'll need to use a Windows computer or hire our management service.

Step 4: Generate the reporting model in N2

Open the N2 program and, for each property with NRUA:

  1. Fill in the property data (NRUA, CRU, etc.)
  2. Import the compatible file you generated with our tool
  3. Review for any errors in the short-term rental reporting model
  4. Confirm the entered data
  5. Generate the final reporting model with its CIR code
  6. Choose whether you want to submit electronically or in person

If you choose electronic submission, you can send the reporting model directly from N2 or download the file to send it from the registradores.org electronic office.

If you choose in-person submission, print the generated short-term rental reporting model PDF and take it to your property registry.

Yes. Each unique rental registration number requires its own short-term rental reporting model according to Order VAU/1560/2025.

What do I need for electronic submission of the reporting model?

Digital certificate (electronic ID, FNMT certificate, etc.) and a Windows computer to use the N2 program.

Can I use N2 on Mac for the reporting model?
