New Urgent Obligation for Vacation Rentals: Annual Informative Model
Last New Year's Eve, the Ministry of Housing announced by surprise a new obligation for short-term rentals. It has already come into effect on January 2nd.
It's called the annual informative model (Order VAU/1560/2025). And if you don't comply, they can cancel your registration number.
Yes, you read that right. Cancel your NRUA.
The first submission is during February 2026. With data from all your stays in 2025. There are no automatic extensions.

But I already file guest registration, isn't that enough?
Many property owners think that complying with SES.Hospedajes is enough.
It isn't.
These are completely independent obligations. One is for public safety. The other is for registry control. They don't overlap. They don't substitute each other.
Who does this new obligation affect?
It affects vacation rentals, work-related, student housing, medical treatment... any temporary rental.
If you have an NRUA for any type of temporary rental, you are required to submit the annual informative model.
What do I need to declare?
You must report each rental made during the previous year, with:
- Rental purpose: vacation, work-related, studies, medical reasons, or other.
- Number of guests
- Check-in date
- Check-out date: if left blank, it's assumed the rental is still ongoing.
If you had no activity, you still need to submit it
Yes. Even if you didn't have a single guest. You must explicitly check the "no activity" box in your declaration.
How is it submitted?
The model is submitted electronically in XBRL format. For which it's unclear whether there is an official tool to generate it yet.
It's submitted every year in February, meaning next month, through the Electronic Headquarters of the College of Registrars.
Alternative
You can submit it in paper format in person at the Property Registry, although electronic submission is the recommended option.
