2026 Informative Model: Everything We Know So Far and Our Commitment to You

It's been almost four weeks since the Ministry surprised everyone with the annual informative model announcement. Since then, we've spent countless hours researching, contacting registrars, analyzing regulations and, most importantly, developing tools so you don't have to worry about any of this.

We promised you transparency. And that includes being honest when something isn't clear.

In this post, I'll tell you exactly where we stand: what we know for certain, the uncertainties that still persist, and Regi's firm commitment to ensure no one loses their NRUA due to bureaucracy.

TL;DR

Dates: You must file the informative model between February 1 and March 2, 2026. If you don't, your NRUA will be revoked and you won't be able to advertise on platforms.

The problem: The official N2 program to generate the model will be published on January 31 (just 1 day before the deadline). There's no prior technical documentation or confirmed formats.

Our commitment: At Regi, we'll work day and night from January 31 to understand the N2 program and provide you with a free, functional tool in time to file.

What to do now:

  1. Gather data from all your 2025 stays (dates, guests, NRUA)
  2. Verify your Unique Registry Code (CRU)
  3. Subscribe to updates to know when the tool is ready

The important thing: Don't panic. There will be free tools. You'll have enough time. You just need to have your data ready.

What We Know for Certain

After contacting workers at the College of Registrars and reviewing all available documentation, here's what we can confirm:

Critical Dates

Confirmed Filing Window

The informative model must be filed between February 1 and March 2, 2026. There will be no automatic extensions.

Only a few days remain before the filing period begins.

Real Consequences

This isn't about a financial fine. It's much more serious:

If you don't file the informative model, your NRUA will be revoked.

Without a NRUA, you can't advertise your property on Airbnb, Booking.com, or any other platform. It literally means being shut out of the market.

Scope: All Temporary Rentals

The model affects all types of temporary rentals with NRUA:

  • Vacation and tourist rentals
  • Work-related rentals
  • Student housing
  • Medical treatment housing
  • Any other temporary use

If you have a NRUA, you're required to file. No exceptions.

The N2 Program: Promises Without Details

The College of Registrars has announced there will be a program called N2 to generate the informative model. Sounds good, right?

The problem is that, as of today, it doesn't exist:

  • ❌ No manual or technical documentation
  • ❌ No screenshots or demo
  • ❌ No specification about the "compatible files" it supposedly accepts
  • ❌ No official confirmation about valid formats

What We've Been Told

The College of Registrars has informed us that:

  1. The N2 program will be published on January 31
  2. It will allow importing "compatible files" to generate the model
  3. Based on previous College programs, it will likely be Windows-only

But no one has been able to clarify what exactly a "compatible file" is.

Format Uncertainty

There's no published documentation about the exact required format of the model, neither in PDF for in-person filing, nor in digital format for electronic filing.

The BOE Annex: Valid or Not?

Here's the most frustrating part: the official model that appears in the annex of Order VAU/1560/2025 (published in the BOE on December 31) might not be valid for in-person filing.

We've been told that even to generate a valid PDF, you'll need to use the N2 program.

This creates an almost comical situation: the regulation includes an official model, but it might not serve to comply with the regulation itself.

The Uncertainties That Still Persist

Let's be clear about what we don't know:

1. XBRL File Format

We know that electronic filing uses "2025 Rental Taxonomy XBRL," but:

  • No technical documentation has been published
  • There are no examples of valid files
  • We don't know what validation schema they use

2. What Is a "Compatible File"

The N2 program supposedly will import data, but:

  • CSV? Excel? XML? JSON?
  • What exact structure should it have?
  • What fields are mandatory?

3. In-Person vs Electronic Filing

  • Is the PDF from the N2 program the same one that can be filed in person?
  • Do both formats have the same validity?
  • Are there differences in the data that must be included?

4. Compatibility and Accessibility

  • Will the program work on Mac and Linux or only Windows?
  • Does it require a digital certificate?
  • What happens if you have multiple NRUAs?

What You Can Do in the Meantime

Although we can't generate the final model yet, you can prepare:

1. Gather Information from All Your 2025 Stays

For each reservation you'll need:

  • Property NRUA
  • Rental purpose (vacation, work, studies, medical, other)
  • Number of guests
  • Check-in date
  • Check-out date

Export from Your Platforms

If you use Airbnb, Booking.com, or other platforms, download the 2025 reservation report. You'll need it to import into our tool.

2. Verify Your Unique Registry Code (CRU)

You'll need the CRU for each property. You can find it in:

  • The simple registry note
  • The property deed
  • By consulting the Property Registry

3. Organize by NRUA

If you have multiple properties, each NRUA is filed individually. Organize your data grouped by registration number.

4. If You Had No Activity in 2025, You Must Still File

Even if you didn't have a single reservation, you're required to file the model by checking the "no activity" box.

Regi Tools: Current Status and Plans

What We've Already Built

We've already developed a free web tool that allows you to generate the model in PDF by importing data directly from:

  • Airbnb
  • Booking.com
  • Other platforms

We're also preparing video tutorials explaining step-by-step how to use it for each platform.

Important: Tool Ready but Not Yet Recommended

The tool is functional and available, but we haven't made it public yet. It's based on the model from the BOE annex of December 31, 2025, and since it's not confirmed that this format is equivalent to what the N2 program will generate, we prefer to wait for absolute certainty before promoting it.

We don't want anyone to use it to file and then discover it wasn't the correct format.

What We're Waiting For

Our tool already works. The tutorials are almost ready. But we can't publicly launch everything until we confirm one fundamental thing:

What is the final valid format of the informative model?

As soon as the College of Registrars publishes the N2 program on January 31, we'll be able to:

  1. Confirm if our PDF format is compatible
  2. Adapt the tool if necessary
  3. Develop the generator for electronic filing
  4. Publish the tutorials
  5. Make everything available for free to everyone

We've insisted, we've asked, we've contacted through every possible channel to get this information earlier.

And we're still waiting.

Our Commitment to You

Here comes the important part.

They're going to publish the N2 program on January 31.

If by that date we haven't obtained the technical information we need (and it's very likely we won't have it), I'm going to do this:

My Personal Commitment

I will personally work day and night from January 31 until we understand how the N2 program works and what the valid format is for both the PDF model and the digital model.

I will provide you with the informative model generation tool functional and free with enough time to file before March 2.

Regi's mission is and always has been to free small managers from the burden of regulations like this one. We don't want you to have to survive regulations. We want you to focus on growing your business.

These Tools Will Be Free

Not just for Regi customers. For everyone.

Because this regulation affects thousands of owners who rent one or two properties. Owners who don't have the time or resources to become experts in XBRL or registry bureaucracy.

Owners like you.

Stay Informed

The situation is constantly changing. Every new conversation with the College of Registrars, every update to the N2 program, every new detail we discover.

🔔 Real-time updates about the informative model

We'll notify you as soon as they publish the N2 program, as soon as we have the tool ready, and as soon as we learn any relevant news. Don't miss any critical updates.

We'll also keep you updated on new regulations and tools to simplify your regulatory compliance.

If you have specific questions about your case or can't find the tutorial for your platform, contact us via WhatsApp +34 951 204 313. We're here to help.
